The portal is the fastest way to get a repair moving. Every request submitted there goes straight into our triage queue.
Sign in, choose your property, and open a new maintenance request. Requests filed in the portal reach our team immediately, keep a written record, and let you follow the status without having to ask.
Open the PortalFor a gas smell, fire, or major flooding, do not start with a ticket. Leave the home if you need to, call your local emergency services first, and contact your gas or water utility. File the portal request once everyone is safe.
No heat in winter, no hot water, an active leak you can contain: file the request right away and mark it urgent. Urgent tickets jump the queue and go to our on-call team.
Dripping faucets, a torn screen, an appliance acting up: file a standard request. We will schedule a contractor at a time that works for you.
A complete request gets fixed faster because the contractor shows up knowing what the job is.
Two or three photos of the problem, plus one wider shot showing where it sits in the room. If something is leaking, a short video helps even more.
What is wrong, when it started, and whether it is getting worse. "Kitchen sink drains slowly since Tuesday, now standing water" beats "sink broken."
Tell us honestly how urgent it is. Marking everything urgent slows real emergencies down; underselling a leak costs you and the home.
Your availability, whether we may enter if you are out, gate or lockbox details, and a heads-up about pets in the home.
Our team reviews the request, classifies its urgency, and checks whether owner approval is needed before work can start.
A vetted local contractor is assigned and a visit is set up around your availability. You can watch the status change in the portal.
The work gets done, we confirm with you that the problem is actually fixed, and the ticket is closed with a record of what was done.
