Leases, rent, and your tenancy

How do I add someone to my lease or take someone off it?

The remaining party or the incoming party needs to apply for the home. Once the application is approved, we update the lease.

I'm having trouble transferring utilities. What should I do?

Email us at [email protected] with the specific bill you're unable to transfer and the reason the utility company gave you. We'll help sort it out from there.

Can I make changes to the home, like paint or a satellite dish?

We'll send you a document called a Cosmetic Change Form. Fill it out with the specifics of what you'd like to change and we'll pass it along to the owner. Once they sign off, you're free to move forward.

Can I change the day my rent is pulled?

In most cases, no. Our system needs to stick to the pull date listed on your lease.

I received an eviction notice. Can I discuss or pay the balance?

The balance must be paid in full, and you'll need to verify the final amount with our collections team first. There may be legal fees on top of the balance if your case has been sent to an attorney.

How do I terminate my lease early?

We require a 30 day notice, and a lease break fee applies. The amount depends on the terms of your lease.

When do I get my security deposit back? Why wasn't it the full amount?

Your property manager will reach out once there's an update on the status of your deposit. Timing varies by state law, but it can take up to the full 30 days.

Does this home accept Section 8?

We operate across the U.S. and programs change constantly, so there isn't one answer we can give here. Know that we always abide by all local and state rental assistance laws.

Do I need renters insurance?

Yes, we require renters insurance for all of our homes. If you don't currently have a policy, ask us when you sign your lease and we can point you toward an affordable option.

Applying

Applications, screening, and move-in

What do you look for during the application process?

We look at four things: credit, background, rental history, and income.

  • Credit check: a hard pull, run through TransUnion.
  • Background check.
  • Rental history: we're mainly looking for negligence, like evictions or open collections.
  • Proof of income: W2 employees provide their two most recent pay stubs covering at least 30 days, legible and showing employer details, pay dates, and YTD earnings. Self-employed applicants (including commission-only, tips, bonus, or cash income) provide six months of personal bank statements showing name and bank details. Offer or transfer letters must be on company letterhead, signed, with a start date within 30 days of the application.
  • Other income: child support and alimony must be court ordered with six months of statements. Social Security requires a current SSI award letter plus six months of statements. Pensions and retirement need six months of statements. Military applicants provide BAH and LES documents. Foster income needs a formal agency letter plus statements. For anything else, ask your leasing agent.

We also partner with Plaid, so you can securely verify income by connecting the bank account where it's received.

What if I have no rental history?

If this is your first time renting, that's not a problem at all. With rental history we're mainly checking for anything negligent, like open collections owed to a previous landlord or evictions.

I have a prior eviction or open collection. Am I automatically disqualified?

The application will come back declined automatically, but the homeowner may be willing to override it with written documentation showing the debt has been satisfied.

My move-in date is a month or more away. Can I still see the home?

Our homes fill extremely quickly, and we require the lease to begin within 21 days of your application being approved.

What is the application fee?

A one-time, non-refundable $50 fee per applicant 18 and older. The fee is charged as soon as you submit the application; we can't run the application without it.

How do I apply? Do I have to see the home first?

The application is emailed to you shortly after a showing, and it can also be found on our website. You can apply without seeing the home, but we generally recommend a tour first since the application fee is non-refundable.

Who needs to fill out an application?

Everyone living in the home who is over the age of 18.

Is there a pet fee?

Yes. Most homes carry an upfront pet deposit of $250 to $350 per pet, plus a monthly charge of $25 to $35 per pet added to your rent. The deposit is refundable along with your security deposit, depending on the condition of the home. Each home is different, so the exact fees will be on the application.

What is the total move-in cost?

At minimum: security deposit, first month's rent (prorated), and fees. The security deposit may increase depending on the results of your application. Fees include:

  • $350 one-time admin and processing fee: covers drawing up your lease and addendums, setting up your ledger, and processing your move-in funds and recurring payments.
  • $11 monthly admin fee: covers around-the-clock maintenance coverage, your rent pull, and our client services team, available seven days a week.

Is the price negotiable?

Our homes go quickly, so we tend to fill them at the listed amount. You can always ask your leasing specialist once you apply.

Is it furnished? Does it come with appliances?

The home comes with all the appliances you see in the listing. The furniture and decor in the photos are virtual staging, there to give you an idea of how the home may look occupied.

How long does it take to process my application?

About one to two business days, possibly longer if we're waiting on final approval from the owner. Our leasing team will always reach out once we have an answer for you.
